Tips to Get Your Home Ready to Impress Buyers

It’s a given that people are much more aware of their surroundings when they enter into an unfamiliar place and less apt to notice details in spaces that they are exposed to often, such as their workplace and home. While this may be a common trait, it can be a big disadvantage for the homeowner who is trying to prepare their home for viewing by prospective buyers.

Chances are, prospective buyers will see – and remember – condition and cleanliness issues and even odors that are not even on the seller’s radar when looking at homes. If you are preparing your home for sale and wondering how it will rate with the qualified buyers you hope to impress, use these handy tips to make sure every area of your home is ready to impress at each and every showing appointment.

Floors, Carpets, Rugs, and Mats

The first area to double check for cleanliness, signs of wear, and damage is the flooring in your home. Pet stains, spills, raveled edges, and general signs of wear in high traffic areas will all be noted by the buyer. In addition, carpets, rugs, and mats can harbor odors that will not be attractive to buyers.

To make sure that your home’s flooring works for you when showing your home, consider replacing heavily worn or outdated flooring before putting your home on the market. The look and feel of new carpeting under a prospective buyer’s feet can do a great deal to convince them that the home is indeed “move-in ready” and the end result will likely more than justify the cost. It can be helpful to identify which improvement projects are best left to a professional, and which projects can be done with some time and effort on your end.

Walls, Ceilings, Doors, Baseboards, and Trim

These surfaces are the natural landing zone for prospective buyer’s eyes as they enter each room of the home, so it is important to make sure they do their part. Before putting your home on the market, take time to take stock of these surfaces in each room. If they are cracked, scuffed, faded, or just grimy, take time to repair the drywall or plaster and repaint the surfaces. 

Like new carpet, new paint will even help each room feel fresher and more vibrant and, as a bonus, some types of paint can even help to remove stubborn odors like cigarette smoke, cooking smells, or those caused by pets. If your walls do not need to be repainted, make sure to wash or vacuum them as needed, remembering to dust or wipe baseboards, trim boards, window, and door frames, as well.

Windows and Window Coverings

Natural light streaming through a sparkling clean window will give an entire room a soft glow that buyer’s find very attractive, so take time to examine the windows in your home. To begin, make
sure that they are spotlessly clean, inside and out, including the sills, screens, and interior and exterior frames. If panes are missing, cracked, or sporting a rock chip, take time to have the glass repaired before the home is listed or photographed for the market.

In addition, make sure to remove dark window coverings and replace them with sheer curtains or blinds that will still provide a bit of privacy without blocking that all-important natural light.

Interior and Exterior Lighting

Another key factor in making your home show well is to make sure that it is well-lit and that all light fixtures, lamps, and wall switches are clean, attractive, and working during each showing. Dirty light fixtures, cracked switch plates (or those adorned with tape to prevent their use), empty sockets, and burned out bulbs may leave a negative impression in a buyer’s mind and make them wonder if there is a problem with the home’s wiring.

Banish the potential for those doubts by taking time to thoroughly clean or replace switch plates, install working bulbs and clean all lamps, light fixtures, globes, and ceiling fans thoroughly before showing.

Discuss Your Home’s Condition With Your Agent

For more helpful ideas on what to do to prepare your home for showing, consider asking your real estate professional to tour your home with you, inside and out. Take time to note each issue found and ask for ideas on the best ways to address them. Discuss your budget and timeframe honestly and ask them to help you prioritize the work that will need to be done before the home is listed.

Your real estate professional can also help with referrals to reputable contractors in your area, should you need professional help with any of the preparations. Because they work with buyers on a daily basis, they will be able to give you good advice to make sure that your home is ready to make a positive impression during each and every showing.


Sale of Note: Historic Upsala in Mount Airy

Elfant Wissahickon Realtors and The Philadelphia Moves Team would like to thank the National Trust for Historic Preservation for placing their trust in them for the sale of Upsala, the historic mansion in Mt. Airy that served as the staging ground for Continental Army forces during the Battle of Germantown.

The mansion began as a private residence and it will become one again with its purchase from a private seller for well over its $499,000 asking price. Elfant Wissahickon Realtors listed the historic 7-bedroom, 1.5-bath home in September of 2016, and two months later, the house was under contract

“Upsala is a special property and this is a victory for its long-term stewardship,” said Katherine Malone-France, the National Trust’s vice president for historic sites. “We are delighted that the new owners are returning the property to its original use and are committed to its preservation.”

As part of the public access requirement of the preservation easement, the new owners will allow the front of Upsala to be used for the Battle of Germantown reenactments, annually held in October. Mt. Airy Day will be held on the grounds of Cliveden and the 6400 block of Germantown Avenue.”

Where are you working today / where are your appointments?

Sundays seem to be my busiest day. I am working the floor schedule at Elfant Wissahickon this morning, showing an apartment in Germantown at noon and taking a client to see a great modern ranch in Flourtown this afternoon.

Do you have a favorite new local restaurant or business that you are really excited about?

Favorite new restaurant is Jansen, The owner is a good friend and neighbor.

What do you like to do in your free time – besides sell real estate?

I was a Chef for 25 years before I became an agent, I cook a lot, do yoga and hike in the Wissahickon.

What is your favorite style of house?

My problem is I love all types houses! The shabbier the better for me.

A chat with Amy Greenstein, Realtor

Where are you working today / where are your appointments?

I am actually doing work at home today, I have to write up a listing contract, do last minute items for 2 of my closings next week and then I have an appointment to show houses in Chestnut Hill.

What is your favorite on-the-go lunch choice?

Most days, if I’m really busy, I’m sorry to say it’s a granola bar and maybe a yogurt. I try and eat healthy, but sometimes when you’re really busy, it’s hard. Sometimes I skip lunch altogether!

Do you have a favorite new local restaurant or business that you are really excited about?

Depends on where I am. In Chestnut Hill it’s Green Soul, they have the best salmon salad! In Ambler, it’s definitely El Limon, it’s the closest I’ve found to actual food from Mexico, amazing burritos! In Mount Airy it’s Trolley Car Diner for best burgers, and in the Elkins Park/Jenkintown/Glenside area it’s the original Union Jacks, best wings I have ever tasted, although Gracie’s, the new place that just opened on Limekiln Pike is extremely good and kid friendly too!!

What do you like to do in your free time – besides sell real estate?

Free Time, What’s that? lol. I like to run/work out, go help out at my daughter’s Kindergarten class or bake, I LOVE to bake.

What does your perfect weekend look like?

Actually, I’d like to hang out with the coolest person I know, my 5 year old daughter Sydney. My husband and I like to take her to plays, museums or to the movies, her excitement about everything is contagious and puts us both in a great mood! If it’s summer though, we like to go swimming or hiking/camping.

Where is your favorite place to vacation?

We like to go to my husband’s Father’s house in Baja, Mexico. It’s on the beach and so wonderfully idyllic, we come home completely refreshed!

What is your favorite dessert?

hmmm, that’s a big question, I am a huge dessert person and I love to bake. I would say carrot cake. I think I could eat an entire pan of it myself!

How do you organize your day?

I start the day with marketing, I make sure I spend at least an hour either blogging or updating my website and SOI, then onto my callbacks for the day, making appointments and then I’m off to the races either showing or going to listing appointments.

Tea or coffee?

Tea actually. I am allergic to coffee!

What is your favorite style of house?

I love old, historic houses. My favorite style is Old Victorians. I am a sucker for the round turrets and the different level roofs. If it has gingerbread on it, I’m a goner!!

Vacation Type: Adventurous or relaxing?

I would like to say relaxing, but I have a hard time doing that. I’m really an on-the-go person, so adventurous is really more my style. I love to try new things, places, new foods and anything else that sounds fun!

What is your favorite season of the year?

I am a Spring and Summer person. I love the warm weather! Puts me in a great mood and gets me up and running. I HATE the cold, although I like season changes, so I’m ok with Fall, but once the holidays are over I am DONE with the cold and I count the days until Spring.

Why did you decide to become a realtor?

I have ALWAYS loved houses. A lot of my family is in different aspects of the business so I was exposed to it at an early age. I was a touring musician for 20 years and when it came time to settle down in one place it was a no-brainer for me to just transition to Real Estate. I also have to say it was a no-brainer to come to Elfant Wissahickon as well. They treat us like family and I would never work anywhere else!

What is your favorite part of being a realtor?

I love the puzzles this job puts in front of you. In selling, the puzzle of finding the best way to market a property so that it goes quickly at the best price or initially figuring out what a client wants out of their Realtor, whether it be a friend/hand holder or a business-minded shark. In buying, I love the people-puzzle. Figuring out what EXACTLY they want in their perfect home and then finding it for them is so much fun for me. I hate sending people a bunch of properties that they have to wade through to get to the right one, so really figuring out what they think is best for them so I can vet through them first is always the most fun to puzzle out.

What is your favorite on-the-go lunch choice?

Nam Phuong at 11th and Washington for pho or Johns Roast Pork on Snyder for, well, roast pork.

Do you have a favorite new local restaurant or business that you are really excited about?

Rooster Soup Company, they are a sister restaurant to Federal Donuts and use all of the left over chicken to make soups, pot pies, and other delicious bites with 100% of the profits donated to The Broad Street Ministry to provide meals to vulnerable Philadelphians.

What do you like to do in your free time – besides sell real estate?

Fly fishing, sailing, driving race cars (I have an unhealthy obsession with vintage sports cars)

What is your favorite part of being a realtor?

Without a doubt, working with people. No two are alike and everyone requires something different. This keeps me interested, I can’t stand monotony and working every day, directly with people is a great way to avoid it!
